Do you need a permit in Orlando?
In most residential situations in Orlando, no Environmental Resource Permit is required, because DockLife docks and ports float rather than being driven into the bottom. Floating docks and swim platforms are exempt under Fla. Stat. 403.813(1)(b) up to 1,000 sq ft over water, one per parcel, non-commercial. Floating vessel platforms and boat lifts — including jet ski ports — are exempt under Fla. Stat. 403.813(1)(s) up to 500 sq ft at an existing dock, slip or seawall, and qualifying owners are not required to obtain separate permission to use state-owned submerged lands.
One rule changes those numbers: Outstanding Florida Waters halve the thresholds. In an OFW the floating dock or swim platform limit drops to 500 sq ft, and the floating vessel platform and boat lift limit drops to 200 sq ft. OFW status covers National Parks, National Marine Sanctuaries, State Parks, all 43 State Aquatic Preserves, Wild and Scenic Rivers, and a list of special waters, under Rule 62-302.700(9), Florida Administrative Code.
In Orlando it depends where you sit on the water
The Butler Chain of Lakes was the first lake system in Florida designated an Outstanding Florida Water, in 1985; Lake Conway and Lake Ivanhoe are not designated. Designated frontage gets the halved limits — 500 sq ft for a floating dock or swim platform, 200 sq ft for a floating vessel platform or boat lift. Non-designated frontage keeps the standard 1,000 sq ft and 500 sq ft figures. We confirm which one applies to your specific address before we quote, so you are not guessing.
Our sizes fit inside the exemption either way
Here is the arithmetic, using the stricter OFW limits so there is no doubt. A 10 × 20 ft dock is 200 sq ft, against an OFW limit of 500. A 12 × 20 ft dock — our largest prebuilt size — is 240 sq ft, still comfortably inside. A Max jet ski port is 15 × 5 ft, or 75 sq ft, against an OFW limit of 200. A large fixed dock can blow straight through these numbers. Our catalogue cannot, which is exactly why Orlando projects move so much faster than a pile-driven build.
A few things can still require review: sovereign submerged lands and the Letter of Consent, water management district rules, HOA or lake association policy, and attaching to a seawall where the jurisdiction treats attachment as a structural alteration. Local building and zoning rules always apply — the exemption is from the state Environmental Resource Permit, not from your city or county. Orlando is split between the St. Johns River and South Florida water management districts, so the district rules that apply depend on which side of the line the property falls on.

The Lake Ivanhoe, Lake Conway, Butler Chain of Lakes are freshwater, and freshwater brings its own problems for a dock. Wood soaks, swells, and grows algae along the waterline. Steel and galvanized hardware pit where they stay wet. Lake levels in Orlando also move with the rainy season, so a fixed deck that sat six inches above the water in May can be underwater in September.
Our docks are high-density polyethylene — the same family of plastic as a marine fuel tank. It does not rot, rust, soak, or need sealing, and it never needs a coat of anything. Each cube carries 220 lb of flotation and covers 2.691 sq ft, so the dock simply sits at the same height above the water no matter what the lake does. On the soft, mucky bottoms common across Central Florida lakes, that matters twice over: nothing has to be driven into the bottom to hold the dock level.

Most Orlando lakefront lots have a natural or gently sloped shoreline rather than a seawall, so the usual answer here is pipe anchors, or concrete anchors at $370 each where the bottom is too soft to hold a pipe well. Both let the dock float freely up and down while staying in position. Where a lakefront property does have a retaining wall, standoff pipe with seawall brackets at $420 holds the dock off the wall so nothing grinds against it.
Anchoring options and prices are the same everywhere we work: pipe anchor $370, concrete anchor $370, and standoff pipe with seawall brackets $420. A hand crank winch is $360 where you want to pull the dock in, and a decked 3 ft ramp runs $1,464, $1,830, or $2,196 for 8, 10, or 12 ft. Stainless cleats are $95 each on bare docks. None of it requires pile-driving equipment on your Orlando shoreline, and nothing is bolted permanently through a seawall face.

Florida delivery is free, and on docks and swim platforms professional installation by our own crew is included in the price — there is no separate install line to negotiate. Jet ski ports are the one exception: free Florida delivery, with installation optional at $200.
Because the system is modular, the whole build arrives on a single truck and goes in on install day rather than over weeks of barge and pile-driver visits. Most Orlando customers are on the water the day their dock is installed. Payment is 50% to reserve the build and lock your pricing, 50% on completion, on everything we sell. Florida sales tax is calculated by install county — Orange County in your case.
Outside Florida we ship kits only: the customer assembles, no Trex decking, and out-of-state shipping is never estimated — it is quoted separately and shown as a $0 line until we have it. Inside Orange County, none of that applies.
